In case you haven’t seen the pic to the right, we are buying that house. We found it when it had only been on the market for 9 days. We were the first to see it, first to make an offer, and now are going to close the sell Oct 21!!! We are so excited. The house is a Victorian, and it’s 135 yrs old. It has gorgeous hardwood floors throughout. The only rooms that don’t have hardwood are the master bedroom (it has linoleum, and we have no idea why, but we’ll restore that to the wood too), and the kitchen. The kitchen has brand new ceramic tile. There are 5 bedrooms, one of which we will use for an office, a brand new wood stove (I can’t wait to use this!), a formal dining room, family room, living room, 1 full bathroom, and 2 half baths, 2 staircases, a basement (that has a separate room with a door-perfect for Dale’s wood shop), and a 2 car garage with a loft attic. There are things that will need done to the house such as paint, and we will eventually replace the kitchen cabinets cause they are currently the type of thing that you can buy at Walmart made by Sauder! Yike, pressed wood cabinets. I don’t think so! There is wall paper that will need to be removed cause it just isn’t my type of thing, and a very bright orange bathroom that has to go!! We also plan to turn the smaller bedroom/office into a second full bath. This house holds lots of fun projects for us. In the basement there is an old cistern that is no longer used. It’s about 10 ft deep, and in great shape. Dale keeps coming up with ideas of what he would like to do with it. One of those ideas is turning it into a swimming pool. That’s funny and crazy. Not gonna happen. LOL The 2 times we have been inside the house the cistern was covered both times. I can’t wait till we can see the house again without anything that belongs to the sellers inside. Of course that won’t happen again until closing day when we can start moving in.
I was going to write about the house sooner, but there were problems with the appraisal. The garage needs a new roof, and we knew this. By new roof I mean shingles replaced. It doesn’t leak, and we were willing to take it like that, and Dale was going to put the new roof on this coming summer. Nope, the appraiser wasn’t having it. I freaked out! Well, our agent has talked to the sellers agent, and the sellers have agreed to pay for the new roof, and also put up a hand rail on an outside set of steps. Now all is well in candy land! I have even managed to knock down our closing costs by pointing out several things that aren’t needed in our area. So far I have knocked down the estimate by over $2000. I’m sure it will go down even more then that. The sellers have agreed to pay a very large chunk of the closing costs, so we may not have to pay anything at closing.
This is so exciting for us. When we first started talking about buying a house we said it would be for the 2 yrs Dale has left in the Army, and then we would sell it when we move. We had no idea we would find such a great house. Our first winter here will decide how we feel about staying in upstate NY forever. I have a feeling that once we have made all the changes we want to make we won’t want to leave this house. I have so many plans!!!
Excuse me now though, it's time to start packing!

Kathy, I am glad that things have shaped up for you and Dale concerning this house! It is so beautiful and I am sure you will be happy for a long time there. Do you know about any of the history that goes with that house? It would be fascinating to have some stories about it.
Jen, we've been married for almost 7 1/2 yrs, and this will be our first house. Every other place we have lived was owned by the Army. I can't wait to make this house a home. :)
That is GREAT news! What a beautiful house! You and your family are going to love it, heck I love it and I'm not even moving into it! Congratulations!
Donna, I will certainly share pictures with you of the house once we are moved in and settled. However, I am not proud of what we own, so they will not be shared publicly. It may be a while before Dale agrees to let me start buying things I really like. He has his mind set on building me so many things that he is totally against me buying anything he could make. Tomorrow I will take a picture of a cabinet he made me. It isn't quite finished, and I'll explain that when you see the pic.
